Preventive Maintenance

Why roof inspections & maintenance matter

Roof systems need regular inspection and maintenance, just like your car needs oil changes and new tires. On the Emerald Coast, salt air, intense sun, hurricane-season storms, foot traffic from rooftop trades and clogged drains all wear a roof down faster than you might expect. Most roof manufacturer warranties also require preventative maintenance to be performed and documented to stay in full effect.

Bel-Mac offers a full range of maintenance services for condominiums, commercial properties and homes, including scheduled inspections, leak repairs, storm preparation, photo-documented reports and budgets your board can plan around.

Our Bel-Mac Maintenance & Service Plan combines annual or semi- annual inspections with ongoing upkeep, from the roof down to balconies, walls and coatings.

Roof Inspections & Assessments

A Bel-Mac project manager inspects your roof and building envelope and provides a detailed, photographed assessment, with recommendations for any repairs and budgets for larger projects. We identify the remaining life expectancy of your roof so you can plan for repair, coating or replacement. Pre- purchase and pre-listing inspection reports are available
for homeowners.

Preventative Maintenance

When our crews complete a repair, they can perform preventative maintenance on the same visit, catching small problems before they become leaks and saving you time and money.

Preventative maintenance agreements are available for commercial properties, condominiums and HOAs.

Bel-Mac Maintenance & Service Plan

Whether your roof is new or aging, with problems or without, our plan gives you a customized program of annual or semi-annual inspections and maintenance for your roof and building envelope. It works in three simple steps:

Step 1: Review any existing warranties, then perform a full, photographed inspection of the roof and building envelope, highlighting every deficiency.

Step 2: Provide a written proposal to clean, repair and upgrade the roof to a serviceable standard.

Step 3: Perform annual or semi-annual inspections, including minor maintenance and repairs, with a photo report after every visit.
