Seabluffs

Location: Santa Rosa Beach (30A), FL
Property type: Multi-building complex
Project type: Stucco removal, structural repair and siding replacement

Project Summary

At Seabluffs, a multi-building complex on Scenic Highway 30A in Santa Rosa Beach, Florida, Bel-Mac rehabilitated the buildings from the framing out. When stucco cracks or isn’t detailed correctly, it can trap moisture against the wall framing, and the damage stays hidden until it becomes serious. At Seabluffs, the stucco wall systems were failing, so our crews removed them and inspected the framing behind.

We re-sheathed the exterior walls with structural plywood and made major structural repairs to bring the buildings into code compliance. The new exterior combines Hardie lap siding and board-and-batten siding, finished with caulking and a Sherwin-Williams coating system. James Hardie fiber-cement siding resists moisture, rot, termites and high winds, making it a strong choice for 30A. Electrical, plumbing and drywall repairs completed the project, leaving sound, code-compliant walls behind a siding system built for the coast.
