Project Summary

At Summerwind Condominiums in Panama City, Florida, Bel-Mac took on one of the most demanding rooftop projects a coastal high-rise can face. Our teams removed the entire elevated, steel-framed sloped mansard and its metal roof from both buildings. A crane lowered all debris to the ground and gave our crews safe access to the outer wall sections, so materials never moved through the occupied buildings.

With the old mansard gone, we built a new concrete parapet wall, then installed stucco cladding and waterproofing 13 stories above ground level. The roof was replaced with a single-ply membrane, and the upper roof sections of both buildings were fully rehabilitated. Summerwind now has a durable, watertight top edge and a modern commercial roof system built for Gulf Coast heat, wind and rain, with far less long-term maintenance than the original mansard.
