Project Summary

At Tides at Tops’l, a high-rise condominium in Miramar Beach, Florida, Bel-Mac completed extensive structural steel framing repairs to the upper roof mansard. On the Gulf Coast, the steel that supports a rooftop mansard sits directly in the path of salt air and humidity. Left unprotected, it corrodes, weakens and lets water into the building.

Our crews prepared the structural steel and applied a Sherwin-Williams industrial coating system to about 10,000 linear feet of framing to stop corrosion at its source. The flat roof was then repaired and coated with a silicone roof coating by Tropical Coatings. A silicone coating seals the existing roof in one seamless membrane, reflects heat and stands up to ponding water and UV. The result is a protected mansard and a longer-lasting flat roof, without the cost and disruption of a full roof replacement.
