Your hurricane season roof checklist

Atlantic hurricane season runs from June 1 through November 30. On the Emerald Coast, the best time to prepare your roof for hurricane season is before the first storm is in the forecast. Most storm damage starts at a weak point that was already there: a loose flashing, a clogged drain, an unsecured piece of equipment. This hurricane season roof checklist covers what our project managers check on commercial buildings, condominiums and homes, and what you can do now.

Before the season: inspect and repair

  • Flashing and edge metal. Wind lifts roofs from the edges first. Loose perimeter metal, coping caps and flashing let wind get under the roof system.
  • Drains, gutters and scuppers. Clear leaves, sand and debris so heavy rain can leave the roof. Standing water adds weight and finds every small opening.
  • Seams and penetrations. Check sealant around pipes, vents, skylights and HVAC curbs. Dried or cracked sealant is a common leak path in wind-driven rain.
  • Rooftop equipment. Make sure HVAC units, solar panels, satellite dishes and screens are fastened down. Loose equipment can become debris that punctures the roof.
  • Shingles, tile and metal panels. On steep-slope roofs, look for lifted, cracked or missing pieces and loose fasteners.
  • Trees. Trim branches that hang over or rub against the roof.

Document your roof now

Take dated photos and video of the whole roof, the walls and windows, and any existing repairs. If you file a storm claim, “before” documentation makes the conversation with your adjuster much simpler. Keep your roof warranty, recent inspection reports and repair invoices together where you can find them.

For property managers and HOA boards

  • Confirm who on your team can authorize emergency repairs after a storm.
  • Keep your roofing contractor’s emergency number with your storm plan.
  • Schedule a pre-season inspection so repairs are finished before June.

After a storm

  • Stay off the roof. Wet, damaged roofs are dangerous.
  • From the ground, photograph any visible damage, debris and interior leaks.
  • Move valuables away from leaks and contain water where you safely can.
  • Call a licensed roofing contractor for inspection and temporary protection.
  • Contact your insurance company to report the damage.
